The Cleaning Process
Pre-Treatment
First we apply a mild alkaline solution to a section of your floor and allow it to soak for approximately 15 minutes. We then scrub the solution into the grout lines for maximum penetration. The pre-treatment loosens accumulated soil, grease, and contaminants, and prepares the floor for our cleaning process. The solution does not produce any harmful fumes, and ordinary ventilation removes the mild sent within minutes of completing the job. On occasion we will also use a mild acid cleaner to remove any stubborn stains. This is also mopped on and agitated into the grout lines. This product is made just for tile and grout.
Turbo Pressure Washing
We use a pressure washing system designed specifically for tile and grout. Our truck mounted cleaning process washes the floor to extract soil and grease from the pores of the tile and grout. The system generates water pressure of 800 to 1,000 psi and water temperature of approximately 180 degrees to soften and extract years of soil and contaminates. The floor tool connects to a powerful vacuum hose which sucks the disk to the floor, and confines the water spray inside the 16 inch tool. There is virtually no splash over to worry about. The vacuum hose draws the dirty water outside to a tank on our truck. You will find that our process restores the tile and grout to 85 -95 percent of its original appearance. Some stains (red wine, mustard and dyes) will not come out because they dye the grout (we can now solve this problem with our grout color/seal process).
Sealing
After we clean the floor and allow it to dry, we can seal the floor with our impregnating sealer. The grout absorbs the sealer into its pores creating a barrier against future staining. The sealer does not change the look of the grout by adding a shine or luster. It simply looks like it did when it was installed.
Maintenance
We will instruct you on how to take proper care of your floor and show you what kinds of cleaners to use so you will not break down your sealer.
In addition, we will contact you to offer our services for routine cleanings and re-sealings. A regular maintenance program will keep your floor in top condition.
